Golden State Medical Plaza is a two-building medical office complex located across the street from Providence Hospital in Burbank, CA. Morlin commenced management of this project in March, 2016 following purchase of the building by the owner.

Morlin Management hired an on-site manager and assistant manager for the project and are currently handling property management. We are working with a construction management company who is supervising tenant improvements and a leasing company who is handling lease renewals and leasing of vacant space. As leases renew, rental rates are being increased to market rates and tenant improvements are being provided for spaces that need upgrading.

Common area corridors have been upgraded as well as building systems which include new tenant directories and signage, HVAC upgrades to include chillers and cooling towers, new license identification parking equipment and installation of new energy efficient lighting. The project has on-site engineering, janitorial, parking staff managed by Morlin.

As a result of improvements to the building, increased rental rates and leasing of vacant space, the project has increased significantly in value over the last 7 years.
