In addition to our property management
services, Morlin also provides two value added property management
services - engineering and construction management.
ENGINEERING
Morlins property management
approach is to think and act like the property owner.
To make certain everyday
operations at a building are conducted with the highest
efficiency, the property managers work in conjunction with our
in-house engineering staff on a daily basis. Our certified
building operations engineers continually evaluate each property
to assess maintenance and operational efficiency. They also
conduct property inspections and provide information essential to
compiling due diligence reports.
Their findings become another
important tool that each property manager uses to forecast
expenses and develop the best value enhancing strategy for your
property.
Issues our engineering staff
address include:
- Energy control and efficiency
- Life cycle cost analysis
- Safety, ADA, and other code
compliance requirements
- Security system effectiveness
- Existing maintenance
procedures
- Preventive maintenance
options
- Daily logs/reporting
- Certified technicians (HVAC)
CONSTRUCTION MANAGEMENT
Maximizing the value of your
property often includes construction. Morlin provides
comprehensive construction management services for renovation,
retrofit, and tenant improvement projects. Morlin's services
address all issues important to a successful construction
project, including:
- Minimizing disruption to
existing tenants and building operations
- Setting realistic, attainable
budgets and schedules
- Monitoring of both the
established budget and construction progress schedules
- Obtaining competitive bids
for all aspects of the work
- Providing on-site supervision
- Following through to project
close-out
Since the Morlin Team is
intimately familiar with our owners' properties, it is
advantageous to the owner that we provide the construction
management services directly, rather than through a third party,
to assure a quality product is achieved.
SEISMIC DAMAGE EVALUATION AND
REMEDIATION
At 4:31 a.m. on Monday,
January 17, 1994, a 6.8 level earthquake tumbled through the San
Fernando Valley. The devastation spread across 76 square miles.
It wasn't long before President Clinton declared Los Angeles,
Ventura, and Orange counties disaster areas.
In the days that followed,
Morlin performed damage surveys, managed claims and began
directing repairs at several properties.
Surprisingly, significant damage
was exhibited by the steel frame and moment-frame connection
structures. As a result, a new type of construction service,
"Steel Moment Frame Connection Building Repair," was
created that would repair structures to resist damage in similar
future seismic events.
Morlin Management is a proven
leader in the field of Steel Moment Frame Building Repair. For
the Saint John's Medical Plaza, our professionals managed the
$3.5 million seismic retrofit, minimizing costs, expediting
repairs and maximizing tenant retention.
We can assess damages to
your building using the City of Los Angeles' mandatory testing
procedures. This testing can be conducted in a fully occupied,
after hours setting to minimize tenant impact. Repair and
restoration designs are produced based on the detailed
documentation of the extent and characterization of the damage.
Morlin supplies the expertise and
manpower to efficiently and cost-effectively retrofit your
property, minimizing tenant impact. We facilitate all aspects of
the work including: demolition work, electrical and mechanical
relocation, supervision of welding crews and replacement of
existing tenant finishes to the exacting standards your building
deserves.
The result: a building that
is "'better than new."
