| Several
months ago Morlin was asked by Wells Fargo Bank
to provide lease administration for twenty-one floors
located at 444 S. Flower Street in Los Angeles,
California. After successfully negotiating several
leases Morlin is using its knowledge in construction
management to aid in the smooth transition between
building tenants. Leading the construction supervision
is Consultant, Bill Torley a 34 year veteran in
project management.
Bill has worked on a wide variety of projects including
telecommunications, tenant development/improvement,
branch and administrative offices in the banking
industry, retail, medical offices and hospitals,
emergency power systems, industrial manufacturing
and computer/data systems. Over the years, he has
developed extensive experience in “Design
Build” projects. Mr. Torley has an articulate
manner in communication with all groups and individuals
involved in a project. Bill’s philosophy on
construction projects is to face all potential problems
head-on during design. This results in a true and
effective cost of the project minimizing change
orders and unforeseen costs.

| Morlin
Management Corporation and Wells Fargo Bank welcomed
the Los Angeles Housing Department into the Garland
Building, 1200 West 7th Street, on May 19, 2003.
The LAHD has relocated from the DWP Building on
Spring Street. They will occupy approximately
77,538 rentable sq. ft. after all of the tenant
improvement work is completed.
Construction supervision will
be performed by Morlin Management Corporation
with Julien J. Studley, Inc. as the Project Manager;
Corporate Contractors is the General Contractor
and City Spaces as the Architect. Over 375 City
employees will be housed within two full floors
of the building’s “Tower”, as
well as a Service Center in the main lobby of
the building consisting of 7,181 square feet.
When LAHD is fully operational,
they expect over 200 daily visitors to their Service
Center and Corporate offices. LAHD will also be
welcomed by the building’s existing corporate
tenants such as Bank of America, JP Morgan Chase,
Aetna, Inc., Regulus Group and over twelve telecom
tenants. The total cost of the tenant improvements
including furniture and fiber optic communications
systems was in excess of $2.5 million dollars.
Morlin Management Corporation
was successful in negotiating a lease extension
for the LAHD’s term in the building expiring
in February of 2009.

MORLIN
INCREASES THE AMOUNT OF QUALIFIED INDIVIDUALS
ON STAFF |
| For
the past three months Morlin Management
has been working to provide maintenance
and repair oversight for eight Los Angeles
Unified School District Administrative
facilities. The portfolio includes over
1,250,000 sq. ft. of property. To ensure
that requests are handled in a timely
and cost effective manner Morlin Management
has hired a team of qualified individuals.
In selecting its vital team members Morlin
looked for experience, devotion, motivation
and of course the ability to be a team
player.
Jeff
Gunther formerly of Charles Dunn Company
was recruited in March of 2003 to act
as a Liaison between Morlin and The Los
Angeles Unified School District. Before
working with Morlin Mr. Gunther was the
President of Charles Dunn Real Estate
Services, Inc. In this capacity, he supervised
various regional managers and department
heads that provided management, leasing,
maintenance, accounting and engineering
services for the properties within the
Charles Dunn portfolio in California and
Arizona. He was responsible for over 120
staff and building employees in three
regional offices and oversaw the management
and leasing of over 20 million square
feet of retail, office and industrial
space and 5,000 residential units. His
duties also included providing asset management
services for selected clients and supervising
the Construction Management Division.
He also was regularly appointed by various
State Superior Courts as a receiver with
full responsibilities on investment real
estate of all kinds throughout California
and has served as an expert witness in
numerous cases.
Mr. Gunther is a licensed real estate
broker in the state of California and
was awarded the CPM® designation in
1981. He holds the CSM® and CCIM®
designations from the International Council
of Shopping Centers and the Commercial
Investment Real Estate Institute respectively.
Mr. Gunther also holds the RPA® designation
from the Building Owners and Managers
Association and was a charter director
of the Orange County Chapter of BOMA and
the 1984-85 president. He has been a member
of the IREM-LA Executive Council since
1994, was recently the 2001 President
of the Great Los Angeles, Chapter No.6
and is still active on several IREM National
committees.
Bill
Collins joined Morlin Management on June
16 as General Manager for the LAUSD account.
Mr. Collins previously was the Senior
Portfolio Manager at the Los Angeles World
Trade Center. Throughout his twenty year
experience Bill’s portfolio included
the managing and leasing of office, retail, industrial
and medical buildings. Mr. Collins is
also a Licensed California Real Estate
Broker and holds a degree in Business
Administration with an emphasis in Real
Estate Finance.

Incorporated
